The Cottage is a Visit England four star property, tucked away in a quiet road in the highly sought after old part of the town of Padstow. Located just 350m from the harbour, The Cottage is well appointed with internet access and provides comfortable accommodation for a family of 6 plus a baby, or a cosy retreat for a couple.
Due to the convenient location of this property, there are many superb restaurants within a few minutes walking distance to suit all tastes including Rick Stein's Seafood Restaurant and it is only a short walk to the sandy beaches of St George's Cove and Tregirls. The championship links golf course of Trevose is within a couple of miles drive, with three courses offering a challenge to golfers of all abilities. Dogs are accepted by prior arrangement and the property also offers parking for a small car.

Double doors to lower patio area and south facing rear garden and washing line facilities. Cloak room with WC and wash hand basin and freezer.
Bedroom 1: Double with built-in wardrobe and bedside tables. Bedroom 2: Twin with pine wardrobe and bedside table. Bathroom with bath with shower over, wash hand basin and WC.
Bedroom 3 King-size double with chest of drawers, bedside cabinets and wardrobe. En-suite shower room with wash hand basin and WC.
Parking for 1 small car to front of property: space is 14'6" long, please allow room to manoeuvre when calculating if your car will fit.
Linen, towels, pillows and duvets are supplied, please bring your own beach towels. Bedding will be left on the beds for guests to make up on arrival. Central Heating, Gas and Electricity included in rental.
The changeover day is Friday, but there is flexibility out of season for week end and special breaks.
Pets are accepted at £25 per pet per week but by prior arrangement only.

ACCESS STATEMENT FOR THE COTTAGE, 23 HIGH STREET PADSTOW PL28 8BB

The Cottage is unlikely to be suitable for persons with mobility problems. However, the following details will help one to make one's own decision.
Obtain code for key safe from the letting agent Cole Raiment & White 01841 533962.
There is also a direction map available if necessary.
The property is a typical 19th century fisherman’s cottage with proportions to match and measurements which vary. As the cottage is on 4 levels we would suggest that it is unsuitable for anyone who is unable to independently climb and descend staircases.
The floors of both sitting rooms, all three bedrooms, and the top two flights of stairs are covered with quality fitted carpets. The kitchen and downstairs lavatory floor are tiled and the two bathrooms are covered with vinyl flooring. The lower flight of stairs is stone.
There is gas central heating throughout mains electricity and mains drainage. The central heating is primarily controlled by a British Gas “Hive” style thermostat located on the hall wall opposite the first set of stairs which can also be controlled remotely and secondly on the individual radiator thermostats
ARRIVAL & CAR PARKING FACILITIES
In common with most of Padstow there is no immediately adjacent on street parking. However, there is a space 14'6” long directly in front of the cottage which can be used provided you can manoeuvre entirely within that space and leave room for pedestrian access direct from the road to the front door. If you are unable to achieve this please do not obstruct the two adjacent neighbour's space. Either park in Tregirls Lane by Prideaux Place (free) or in the nearby town car park 5 minutes walk away and inexpensive. This is where most visitors to Padstow park.
Is by the front door from High Street which is level with the road and the small car parking space
The two keys are contained in the box to the right of the front door, the combination of which will be given either by Cole Rayment & White or Peter Watts. (see pre-arrival above). Both key holes are at the usual heights and on the left of the door when viewed from the road. Please be aware of the original iron foot scraper built into the paving to the left of the front door which is a potential trip hazard. Much of this area is paved with local slate (slippery when wet)
ENTRANCE LEVEL FLOOR (HIGH STREET LEVEL)
The front door (6'6” high by 2' 6” wide) accesses a hallway 2' 9” wide with slate floor which gives access to two sitting rooms one doors 6' high by 2' 6” wide other 5' 10” high by 2' 5” wide and straight flight of 10 stairs 2' 7”wide with rail to left hand side to the first floor
Front sitting room (11' x 9')
This is furnished with a pair of matching arm chairs, a foldable work-table also for jigsaws or games, with appropriate chair. The Router is situated in the glass cabinet. On the floor in front of the window seat is a protective clear waterproof mat. There is a fire place (not in use) with mantle and mirror over and a large built in cupboard (locked) for owners use. A separate door (6' high by 2'4” wide) leads to slate lobby accessing rear lounge and stone staircase leading down to the kitchen. The step down to the slate lobby is 9”
Rear Sitting Room (12' 4”into bay by 12' 4”wide)
Approached on the level from the hall and also by a door from lobby (6'high by 2' 4”) wide off the front sitting room described above ( 9” step up). This is furnished with two identical double settees, a nest of three oak tables and a floor standing electric lamp and a Panasonic Smart TV with Freeview, also BT Vision (which enables recording) with BT Sport and a DVD player. There is also an electric coal effect fire in the hearth. Behind one settee is a large board for jigsaws
A part glazed door (6' 1” high by 2' 7” wide) gives way to a slate path which leads to an external flight of 9 slate faced steps down to the mainly paved rear garden area and lower slate patio.
To the left of the slate path (and directly outside of the lounge window) is the upper patio which is 2’ 3” higher than the path. Adjacent to the top step and chained to the railing to prevent being blown away, is a foldable step 9” high. From this step the rise onto the patio is 1’ 5”. Care should be taken when walking on this patio as besides a drop of 2’3” to the path, it also has a raised skylight which gives extra light to the utility area below. The tiles get very hot in sunny weather.
GARDEN LEVEL FLOOR
Approached internally by 9 rectangular stone steps from the lobby between the first floor sitting rooms with a 90 degree turn at the semi-circular designed seventh into the
The open plan kitchen area (11' 3” long by 11' 3”wide) containing microwave and floor standing electric cooker and fridge (both standard work top height) and sink which is built into the work surface which is 2'11” high by 1' 11” deep. There is a range of easily reachable fitted cupboards above the work surface and one below it. The oven has two doors, upper drop down for grill and lower side opening for the main oven. The hob height is 2' 11”and is halogen. There is a rectangular pine dining table (7' 11” long by 2' 11” wide by 2' 7” high)with two matching and fitting free standing moveable cushioned benches. There is a built in storage cupboard external to the overall measurement given.
Beyond the kitchen/dining area is a wide aperture (6' 4” high by 3' 4” wide) to
The utility area (8' 4” long by 7' 4” wide)
This houses the dishwasher and washer/dryer with work top over (2' 11” high by 2' wide). The area contains a built in pine cupboard floor to ceiling height and 2' deep adjacent to the work surface. This area gives in turn via a standard doorway ( 6' 6” high by 2' 6” wide) to the
Downstairs lavatory and store (7' 8” long)
The Part of this room (2' wide) housing the washbasin and lavatory has ample head height. However, the other part (2' 2” wide )used for storage and clothes drying has the very restricted height of 5' 5”. This area contains the single side opening door freezer 2' 9” high by 1'11” wide by 2' deep The lavatory seat is 1' 5” high and the basin is 2' 9” high.
There is a pair of double glazed doors (6' 4” high by 3' 8” wide overall) from the utility area via a 4” step down to the outside patio area (approximately 9' x 8'). This area houses a circular table and four arm chairs and has three steps up to the main paved garden area.
Please note. At the seventh step on the stone staircase to the kitchen on right hand side when descending is a small door 5' high by 1' 10” wide which via a step down accesses the vaulted cellar area with uneven ceiling height of approximately 5' 7”. This area houses the two hot water storage tanks. The family owned surf boards are stored in this area. There is a line for drying wetsuits.
The original straight flight of stairs (10 normal steps) leads to a plot which has a 9” step up to the right to the rear bedroom and bathroom, and a 9” step left to the front bedroom and the return landing which gives access to the stairs to the top floor.
Rear bedroom (11'6” x 8' Door 6' high by 2' 6” wide)
Has a standard double bed 22” high with two bedside tables and a dressing table. Space around the room is restricted with a gap of 3' between the end of the bed and the wall. There is a cupboard under the stairs external to the above measurements which serves as a wardrobe.
Bathroom (7' 10” by 5' 10” overall Door 5' 11” high by 2' 4” wide)
This is compact but with a lavatory, washbasin, bath and power shower over. Free space is approximately 10 square feet. The lavatory seat height is 1' 5” and has minimal space either side. The bath is 5' 10” long by 2' 9” at widest by 1' 10” high from the floor.
Front Bedroom (12' 6” by 8' 6”. Door 5' 10 “ high by 2' 7” wide)
This is equipped with two standard single beds each 19” high arranged along two parallel walls with a single bedside table between them. At the foot of one bed is a single ottoman containing spare blankets and bedding. On the wall facing the bedside table is a dressing chest. There is a built in wardrobe of standard hanging height and separate cupboards over. Free space is approximately 30 square feet.
En-suite double bedroom
This is accessed by the original narrow landing and original narrow flight of 11 stairs approximately 1' 8” wide which has a 90 degree turn at the 6th stair. The narrowness gives the impression that the adjacent bannister rail is lower than it actually is. (32” on landing and 32” average vertically on stairs.) There is no handrail on this flight (it would impede access)
The staircase gives to a door 6' 3” by 2' 3” wide accessing a loft room (10' by 10') with a 5' wide double bed 21” high with bedside tables each side. Access at the foot of the bed (2' 9”) and left hand side (2' 2”) is narrow but adequate. Access to the right side of the bed is restricted by the vertical king post (1' 1” from the bed) and a sloping beam 5' high so stooping is required.
There is a built in wardrobe with clothes rail and shelving which is external to the measurements given. Stored underneath the dormer window in a lidded box is a collapsible escape ladder.
The left wall (internal) has a partially glazed frosted) door 6' 3” high by 2' 3” wide to the en suite shower room which has a large shower cubicle standard lavatory (seat height 1' 5” ) and a washbasin set in a vanity unit 3' high. There is a sloping beam which reduces head height to 5' 6”when moving directly between the lavatory and the washbasin. However by taking a step into the room before traversing it, the need to stoop is avoided. Free floor space is approximately 28 square feet. Under the eaves is a large locked storage area.
