The Boathouse is an attractively presented 4 bedroom property on Little Petherick Creek and there are steps down into the water from the enclosed garden. The property is on a private road, which is 2.1 miles from the picturesque working town of Padstow. Little Petherick is a very quiet and tranquil location and is a designated area of outstanding natural beauty.

Window seat to front , second staircase to first floor with bespoke fitted book shelves encasing staircase, exposed feature stone wall with fully functional fire place and woodburner. The conservatory overlooks the garden, river, meadow and woodland and has a door leading to the front decked area. Broadband, Freesat and Ipod Dock.
BEDROOM 1: Standard double bed, window to front with deep sill and views over the river, built in storage cupboard, chest of drawers, further recess for wardrobe and TV / DVD.
BATHROOM: views over the river, built in bath with overhead shower, pedestal wash hand basin and WC. heated towel rail.
BEDROOM 2: 2 x 3 ft zip and link beds to make a super king size bed. Chest of drawers, window to front with views over the river.

The garden is across the private road to the front of the property, it is well stocked with various plants and has a lovely lawned area and further decked area set over the river. Garden furniture and BBQ is in the shed. There is parking for 2/3 cars.

The changeover day is Friday, but there is flexibility out of season for week end and special breaks.
There is a small step up to the entrance door at The Boathouse. There is a non-standard doorway to the Downstairs Shower room measuring 22inches/56cm wide and a step up to the shower of 8.5inches/21.5cm.
From the Kitchen there is one step up into the Dining/Living Room; from here there is a doorway onto the decking at the front of the property with one step down to the gravelled area and pathway. A staircase with 8 treads gives access to the First Floor. A further 3 treads to the right access the Double Room, and 3 treads to the left and a slightly uneven threshold accesses the Bathroom, Twin Room and the corridor to the two other Bedrooms and Bathroom 2 beyond. This corridor narrows to 21inches/52cm in places. At the end of the corridor a second staircase leads you back to the ground floor, this staircase has 13 treads.
