Nicely presented character Cornish stone mid terraced Padstow cottage located within 200 yards of the Harbour and Town. Furnished in a modern contemporary style the property offers comfort and quality, with a private enclosed hard landscaped garden being among its many attractive features. The accommodation is arranged on three floors, the top floor bedroom enjoying delightful views over the estuary. PARKING From September 2018 - Permit to be provided for parking in The Lawns or Railway Car Park.
There are two steps up to the front door of Camel Cottage, giving entrance into the Hallway; there is a slight change to the floor level when entering the Living Room via a doorway measuring 29 inch/73.7cm and the Open plan Kitchen area. 18 inch/45cm wide french doors give access to the Conservatory/Dining Room, with one step down at the threshold. Another set of french doors measuring 30 inches/ 76.2 cm give access to the terraced rear garden with 2 steps between each of the three terraced levels, with a mixed cobbled and brick surface.
Access to the First Floor is via a top winder staircase with 8 treads, and then four corner treads turning through 180 degrees and one further tread up to the Landing. Access to the Bathroom is via a doorway measuring 29 inches/73.7cm and the Twin Room's doorway measures 30 inches/ 76.2cm.
The Master Bedroom is accessed via a non standard bottom winder staircase. This staircase has one tread, a 90 degree turn to the left and then 10 treads up to the Second Floor. The staircase is 24.4inches/62cm wide and has a reduced head height of 59 inches/ 150cm in places. Ceiling height is also restricted at the top of stairs to 70.5 inches/179cm and further restricted to either side of the room as built into the attic space. A 29 inch/73.7cm wide doorway accesses the ensuite Shower Room; there is a slight change of level where the carpeting changes to floor boards. Traditional beams traverse both rooms on the second floor at a height of 71.5 inches/182cm.
